Why Every Home Deserves More Than an Online Estimate

Online home value estimates can be a helpful place to start, but they only tell part of the story. They’re generated using automated valuation systems, broad statistical models, and public records that provide the same basic property details for every home. These systems don’t know or evaluate many of the specific details of your home—such as hardwood floors versus LVP, quartz versus laminate countertops, updated kitchens and baths, architectural details, a replaced roof or mechanical systems, additions, renovations, quality of materials and finishes, or other improvements that aren’t contained in public records.

When I prepare a professional home valuation, I perform an independent analysis using current market data, carefully selected comparable sales, and the specific characteristics of your home and property. I evaluate your home using many of the same factors appraisers and buyers consider when determining value, including its condition, location, layout, improvements, lot characteristics, and current market conditions.

 

While I can provide an initial estimate using available data, the most complete and well-supported valuation comes after I’ve had the opportunity to preview your home and property in person. Seeing your home firsthand allows me to evaluate the specific details public records can’t provide and better understand how your property compares with the homes buyers are considering in today’s market.

What I Evaluate When Determining Your Home's Value

Finished and unfinished square footage, above-grade and below-grade living areas, and how your home’s overall size and space are distributed are all considered when determining value. Above-grade and basement space contribute differently to value.

Size, Living Areas & Space Distribution

Bedroom count, full and half bathrooms, primary suite location, split-bedroom layouts, garage spaces, additions, storage, and other features such as pools, tennis courts, outdoor living areas, and accessory structures can all affect how your home compares with competing properties and its overall value.

Condition, Updates & Construction Quality

Overall condition and maintenance, renovations and improvements, kitchen and bath finishes, countertops, cabinetry and appliances, construction materials, architectural details, landscaping, and curb appeal are all considered when evaluating your home.

Floor Plan & Livability

Layout, room flow, natural light, ceiling heights, sightlines, openness, functionality, and how comfortably your home lives are all considered when evaluating its overall appeal and value.

Lot size, terrain and usability, privacy, views, greenspace, cul-de-sac location, golf or lake frontage, school district, subdivision, and proximity to amenities can influence desirability and value. External factors such as traffic, noise, power lines, and nearby commercial or industrial uses are also considered.

Selecting the Right Comparable Sales

I don’t simply look for nearby homes with similar square footage. I identify the recent sales that are truly comparable to your property and make appropriate adjustments for meaningful differences.

Understanding the Current Housing Market

I consider active competition, pending sales, recent closings, available inventory, buyer demand, concessions, interest-rate conditions, and other market activity that may influence what buyers are willing to pay.

Pricing Strategy & Market Position

I bring all of these factors together to develop a well-supported opinion of value and help you understand where your home should be positioned in the current market.
